Case Study
Hathaway were appointed by main contractor VolkerFitzpatrick to deliver a comprehensive roofing and external wall cladding package for MPC2, a major logistics development at Magna Park Corby, Northamptonshire.
Originally developed for GLP, the impressive 659,428 sq ft facility provides extensive Grade A warehousing space with an 18m clear internal height, alongside two-storey offices and dedicated transport facilities. Strategically located with excellent access to the A14, M1 and M6, the development was completed in November 2023 and has since been let for international e-commerce fulfilment and logistics operations.
Hathaway’s works included Kingspan insulated composite roofing panels, Brett Martin GRP rooflights and associated rainwater goods, together with a combination of horizontal and vertical composite wall cladding systems. Contrasting colours and finishes were incorporated throughout the external elevations, creating a distinctive architectural appearance.
Further elements of the package included specialist multi-groove cladding to the main office façades, architectural louvres, parapet cladding and an aluminium entrance portico, providing a cohesive finish across the warehouse and office areas.
MPC2 achieved BREEAM Outstanding certification with an exceptional final assessment score of 90.5%, alongside an EPC A rating, reflecting the development’s high standards of energy efficiency and environmental performance.
